Newham Council drives Ferndale Park redevelopment site

Construction has begun on a major housing development creating more than 200 homes in Beckton.

Newham Council, in partnership with Populo Living and The Hill Group, is leading the Ferndale Park project on council-owned brownfield land near Cyprus DLR station.

Of the 211 homes planned, 81 will be let at social rent, with the remaining 130 for market rent.

Mayor of Newham Rokhsana Fiaz OBE said: "Housing is the bedrock of dignity and security. By tasking Populo Living to turbocharge delivery on council-owned land, we are turning neglected brownfield sites into vibrant, green neighbourhoods.

"Ferndale Park isn’t just about bricks and mortar, it’s about our mission to build a fairer Newham. We are proudly supporting the national goal of 1.5 million new homes while ensuring our residents get the genuinely affordable, high-quality social housing they deserve."

Deborah Heenan, CEO of Populo Living, said: "Ferndale Park takes the number of homes that Populo Living has delivered for Newham Council to over 1,000, with plans to deliver so much more.

"The council’s inclusive growth ambitions are central to our plans, and we remain committed to delivering the maximum number of affordable homes that we can for Newham, to give more people more opportunities, while creating dynamic new neighbourhoods for the borough."

Ferndale Park will consist of six buildings ranging from five to nine storeys, offering a mix of one, two, and three-bedroom apartments.

Affordable housing will comprise 38 per cent of the total units, up from the original 25 per cent following a planning amendment by Populo Living.

The development will feature 5,500sq m of accessible green space.

The scheme supports Newham’s wider ambition to regenerate the eastern part of the borough. It will be followed by another development at Pier Road, where 350 homes are planned, including 36 per cent affordable housing.
