The innovative modular design which has been approved for the Leather Gardens estate


An innovative development created by the architects who designed Heathrow Airport’s Terminal Five has been given the green light in Stratford.

Each apartment will be constructed using a volumetric timber system consisting of two fully finished pods manufactured off site.

On arrival, they will be assembled into a part four storey, part five storey block around a central core of two lifts and stairs.

It will take just six months for the 36 two-bedroom properties to be constructed in the junction of Abbey Road and Eastbourne Road on the Leather Gardens estate, with two units expected to be completed each day.

The modern method of construction allows for both the external cladding and internal wall panels to be easily replaced.

Apartments can therefore be quickly turned around between tenancies and damaged external panels can be quickly removed.

The groundbreaking project has been designed by world renowned architects Rogers Stirk Harbour and Partners, whose recent notable projects include the British Museum.

Planning permission was granted by Newham’s strategic development committee earlier this month.

Committee chair councillor Conor McAuley, executive member for regeneration and strategic planning, said: “Newham’s overriding priority is delivering new housing, new jobs and creating mixed and balanced communities.

“This development will bring a vacant site back into beneficial use and help meet an acute local need for good quality residential accommodation. It is an innovative scheme that will have a positive impact upon the character and appearance of the area.

“The proposed building method significantly enhances the sustainability of the development, the speed of construction and in turn minimises the disruption on site for neighbouring residents. We believe it could be used on similar sites across Newham in future.”
